  • Initial Contact & Site Visit (1-2 weeks): You give us a call, we set up a time to come out, measure things, check out the existing conditions, and chat about what you need. This is where we figure out if you're looking at a full tear-out, an overlay, or just some patching.
  • Proposal & Contract (1-3 weeks): We'll put together a detailed proposal for you. Don't rush this part, okay? Read it carefully, ask any questions you have, and make sure you understand everything. Once you're happy, we sign.
  • Permitting & Scheduling (2-6 weeks, sometimes more): This is often the biggest wild card. Depending on your project's size and scope, you might need permits from the city or county. The Louisville Metro Planning & Design Services can take their sweet time, especially if it’s a complex job. We'll handle the permit applications, but their approval timeline is completely out of our hands. Once those permits are in, we schedule the work, keeping weather and our current workload in mind.
  • Preparation & Paving (1-3 weeks): This is the actual construction phase. It involves digging, grading the ground, installing the base, and finally, laying down the asphalt. Bigger projects will naturally take longer here.
  • Curing & Striping (1-2 weeks after paving): Asphalt needs time to cure before it can handle heavy traffic. After that, we'll come back for line striping, marking parking spots, arrows, and handicap spaces.

So, from your first call to opening your new lot, you're looking at anywhere from 6 weeks to 3 months – sometimes more for really big jobs. Plan ahead, especially if you have a grand opening or a busy season coming up.

What to Expect During the Process

Once we start, your property will be a construction zone. It's going to be noisy, there will be heavy equipment around, and access will be restricted. We do our best to keep disruption to a minimum, but it's just part of the deal. We'll communicate clearly about which areas will be closed and when, so you can tell your tenants, customers, or employees. You'll see digging, trucks bringing in aggregate for the base, then the asphalt trucks and pavers. It's a pretty organized chaos, if you ask me.

  • Plan for Access: If your business needs constant access, talk to us about doing the project in phases or setting up temporary routes. We can often work in sections to keep at least some access open.

Key Questions to Ask Before Signing a Contract

Don't just go with the cheapest bid. Ask these questions to make sure you're getting a quality job from a reputable company:

  • What exactly is included in the price? Get a detailed breakdown. Does it include excavation, base material, asphalt, compaction, striping, and cleanup? Are there any potential hidden costs?
  • What kind of materials will you be using? Ask about the asphalt mix design and the depth of the layers. A good contractor won't shy away from explaining this stuff.
  • What's your experience with commercial projects of this size? You want someone who's done similar work before, right? Ask for references or to see past projects.
